QUESTIONS &
ANSWERS

We Know You Have Questions. Get The Facts:

  • Home Depot currently leases the land for the Home Depot at Roscoe and Balboa from the owner of Van Nuys Airport, Los Angeles World Airports (“LAWA”). That lease is nearing expiration and Home Depot is currently in the process of renewing the lease. Home Depot wants to stay at its current site at Roscoe and Balboa.

The Granada Hills Home Depot is being proposed to accommodate the increase in demand for Home Depot, not to replace a Home Depot. If you want to see a letter from Los Angeles World Airports about the existing and proposed lease, please CLICK HERE.

  • There is no evidence that Home Depot would lower property values in the surrounding area. Oftentimes, when a shopping center gets an anchor tenant like Home Depot, shopping centers tend to have more shops and better tenants, which is usually better for everyone.

  • The proposed Home Depot site in Granada Hills is zoned commercial and Home Depot is a commercial use. Home Depot is consistent with the existing zone at the Center.

  • As part of the environmental review for the Home Depot proposal, the City will review a traffic study that evaluates potential traffic impacts related to Home Depot. We don’t anticipate that Home Depot will create more traffic than the existing movie theater, but we won’t know until the traffic study is completed.

  • Home Depot is a popular retailer that lots of people use. Demand for existing Home Depots has expanded, which is why we have proposed to come to Granada Hills. We think you will like us as a good neighbor, and we know we’ll see you on the weekend to help you with all of your home improvement projects.

  • As part of the City’s application process, the City will complete an environmental assessment of the Proposed Project and will establish what the environmental impacts are of the size proposed and if a different size is more appropriate.

  • Like most stores, Home Depot gets deliveries of items to sell to customers; this is no different than any other store in the North Hills Shopping Center. Potential noise impacts from deliveries will be considered as part of the environmental assessment the City conducts as part of the development application process. We are confident we will be able to manage noise impacts just like every other grocery store and retail store in Los Angeles.

  • We take great pride in ensuring that our exterior designs fit the communities we serve. The Granada Hills Home Depot is located in a City of Los Angeles Design Overlay District that requires a number of details, including specific design elements. The Granada Hills Home Depot will meet these requirements, including no outdoor storage.

  • Home Depot has initially requested operational hours of 6:00 AM to 10:00 PM.

  • The site will provide over 400 parking spaces, which will be sufficient to accommodate the parking needs of all Home Depot customers and employees. Additionally, this meets the parking standards that the City of LA has in place within their ordinance code. We do not expect parking to spill over onto adjacent streets or neighborhoods.

  • Given the location of the proposed Home Depot and the guidelines laid out in the Granada Hills Specific Plan, it is not anticipated that the development will have a greater impact on local schools than a different retailer in this area would.

  • To date, Home Depot has complied with the Planning Department throughout the entitlement process. Home Depot has performed all requested studies and reports, including a Mitigated Negative Declaration as part of the CEQA process. The Planning Department decides whether the site requires an EIR, and they have not requested an EIR at this time. If the Planning Department does request that an EIR be completed, Home Depot will comply.

  • Home Depot does not intend to have Day Laborers or Street Vendors on site, as it is, Home Depot’s policy to not allow loitering on site and to work with local law enforcement to control the public Right of Way. Home Depot will not allow unlicensed or illegal activity to take place on our property. We are confident that we can keep our site safe and accessible for customers, employees and community members.

  • Home Depot’s presence on the site will help to address the illegal activity and camping that can take root at abandoned or unused properties. As a large and popular retailer, Home Depot will bring additional customers to local businesses, provide jobs, and attract supplementary businesses to the area. Home Depot is a community partner in the areas that Home Depot serves. Home Depot offers various types of workshops for children on weekends and have a well-developed foundation for giving back to communities in need, veterans, nonprofit organizations and assisting in disaster relief.
